Following the Fire Safety (England) Regulations 2022 landlords and duty holders are now under heightened obligations, particularly for high rise and multi-occupancy residential buildings.
Key updates include:
- Recommended installation of communal fire alarm systems in buildings with a finished floor level over 11 metres or five stories.
- Recommended installation of communal fire alarm systems in High-Risk Buildings (HRB) with a finished floor level over 18 metres or seven stories.
- Multi-Occupancy is applicable where there are two or more residents.
- Duties of the Responsible Person for buildings over 11 metres and 18 metres have changed in relation to fire door inspection regime.
