2025 marks a critical year for updates to fire safety regulations across England.

Following the Fire Safety (England) Regulations 2022 landlords and duty holders are now under heightened obligations, particularly for high rise and multi-occupancy residential buildings.

Key updates include:

• Recommended installation of communal fire alarm systems in buildings with a finished floor level over 11 metres or five stories.
• Recommended installation of communal fire alarm systems in High-Risk Buildings (HRB) with a finished floor level over 18 metres or seven stories.
• Multi-Occupancy is applicable where there are two or more residents.
• Duties of the Responsible Person for buildings over 11 metres and 18 metres have changed in relation to fire door inspection regime.
• Fire Safety Instructions to be communicated to all residents.
• Way-Finder signage for each floor level in buildings over 18 metres.
