Fire Alarm Maintenance: Is Your Provider Third-Party Certified? Here’s Why It Matters.

When was the last time you asked your fire alarm maintenance provider to prove, not just claim, that your system is compliant?

Most facilities managers and business owners assume their fire alarm system is “sorted” because someone visits once or twice a year, signs a service sheet, and leaves. But a signature on a form isn’t evidence of competence. It isn’t proof of a valid test. And if something goes wrong, it won’t stand up to scrutiny from insurers, enforcing authorities, or a fire investigation.

The questions worth asking your current provider:

Before your next service visit, it’s worth pausing and asking a few uncomfortable questions:

Is my provider actually accredited to a recognised, independently audited fire alarm standard, or do they just say they’re “fully qualified”? Can they produce a genuine Certificate of Conformity or Certificate of Maintenance, or only an invoice and a tick-box sheet? If my system failed tomorrow and an insurer or the fire brigade asked for evidence of competent testing, would my provider’s paperwork actually hold up? Has my provider been independently audited by a certification body, or are they marking their own homework?

If you hesitated on any of those, you’re not alone, and you’re not being paranoid. In an industry where anyone can put “fire alarm engineer” on a van, third-party certification is the difference between a company that’s genuinely competent and one that’s simply confident.

Why “we’ve always used them” isn’t good enough

Fire alarm systems are life-safety systems. BS 5839-1 sets out the code of practice for how they should be designed, installed, commissioned and maintained, but a code of practice is only worth as much as the competence of the people applying it. Without independent verification, you’re relying entirely on your provider’s word that they know what they’re doing, that their testing is thorough, and that their documentation would survive scrutiny after an incident.

That’s a significant risk to carry for the sake of loyalty to a provider you’ve simply “always used.”

What third-party certification actually proves

This is where accreditations like BAFE SP203-1 and LPS1014 matter, and why they exist in the first place.

BAFE SP203-1 is the UK’s recognised third-party certification scheme for fire detection and fire alarm system design, installation, commissioning and maintenance. To hold it, an organisation must be independently and regularly audited against BS 5839-1, proving, not claiming, competence in each area of work it undertakes. A BAFE SP203-1 certificated provider issues genuine Certificates of Maintenance, giving you a documented, auditable trail that the work was actually done to standard.

LPS1014, certified by BRE Global (LPCB), goes a step further as an end-to-end accreditation covering the full lifecycle of a fire alarm system: design, installation, commissioning and servicing, under a single Certificate of Conformity. It’s widely recognised by insurers and enforcing authorities as one of the strongest marks of assurance in the industry, precisely because it demands consistent, traceable competence from the same certificated firm across the whole life of the system.

Both schemes share the same principle: independent verification, not self-declaration. A provider holding either, or both, has been assessed, audited, and held accountable by a body with no interest in flattering them.

The real cost of getting this wrong

If your fire alarm system fails during an actual fire, or an insurer challenges a claim, or an inspecting authority asks for evidence of competent maintenance, “we’ve used the same local company for years” won’t help you. What will help is a paper trail from a certificated provider that proves, independently, that your system was tested properly, maintained to standard, and fit for purpose.
